1. Application for mobile home space must be made to Management and possibly inspection of the mobile home will be necessary. Lot space is rented for exclusive use of resident and dependents. Applicant must agree by signature to observe all rules of the park, and by such signature, Applicant acknowledges that Management has full right to evict any resident who in Management’s opinion breaks the rules of the park, and/or proves himself/herself by objectionable actions to be an unsuitable tenant for the park.
 

2. Prior notice must be given to move Mobile Home into and from the park. Management will give instructions as to the positioning of the Mobile Home. Blocking, anchoring and tie-downs must be done promptly and conform to state laws. Approved skirting is required and must be installed within 60 days after moving in.
 

3. MOTOR VEHICLES
a. Concrete parking space is provided for two vehicles plus a small boat or R.V. Parking by resident or guest will not be permitted on grass areas, or on the street.
b. No inoperable, junk vehicles will be permitted on the premises and major car repair is prohibited. All vehicles, boats or R.V’s must have current registration and be legal to use.

c. Phase 1 has asphalt parking for two vehicles.

4. PREMISES/GENERAL
Children, guest, and pets are the responsibility of resident at all times. Only house pets are permitted, and pets are not permitted to run loose, or to be tied or penned. The city will be called in to catch loose animals.

5. Please call the Police Department, Fire Department, or Ambulance Service in case of emergency. Management is not responsible for emergencies or accidents, and is not required or obligated in any way to cope with or handle accidents or emergencies resulting from actions of residents, their children, pets or guest, or any person(s) being on the premises. The owner or Management shall not be liable to Resident, resident's dependents, guest, pets, or employees. For any damage or harm, or any loss, to person or property, as a result of the actions of other residents or any person(s) being on the property with or without the permission of Owner/Manager, or from any cause whatsoever.

6. MOBILE HOME CRITERIA
a. Management has sole discretion to approve or disapprove a home to enter phase 1 of the park. This is in regard to age, architecture, condition of home, etc.
b. Skirting of mobile home is required 60 days after move in date. Units not completely skirted will be subject to a rental rate of twice that of a skirted until the day skirting is completely done, including doors - if any - in place, all gaps closed in, joints even, and the overall job done in a professional manner. The skirting material should be white vinyl lattice used with matching trim and joint material. Top of skirting to be trimmed with manufactured vinyl trim made for that purpose. Bottom edge to be trimmed with 1x6 treated wood. Please contact the management if you have any question as to the material, method of application, or anything else concerning the skirting. (new styles of manufactured skirting may be approved, check with management)
c. If home is not new, then the home must be in new condition and must be approved by management before move in.
d. All homes must have management approved front and rear steps.
e. Management must approve all accessories and improvements to be installed in any yard or attached to any home (porches, sheds, etc.) Including siding or painting, to insure it conforms to other structures in the park according to color, appearance and architecture.
f. Homes must be all electric.
g. Homes must have pitched roofs.
h. Removable tongues must be removed, others must be skirted or landscaped.
i. Window air conditioners are not permitted.
j. Foil in windows is not permitted. Non-mirrored window tint done in a professional manner is permitted.

k. All homes being installed must have a weed and vapor barrier.

7. HOME MAINTENANCE
Homes - including skirting, accessories and improvements - must be maintained to keep a clean, neat, non-damaged appearance. Any damage caused by any reason, must be repaired within 30 days from the date the damage occurred, or within 2 weeks of notice from management. If management has to repair damage, there will be a charge of $50.00 per hour plus costs. Maintenance of aging materials is required. Pressure washing, painting or re-siding may be required. Color and materials must be approved by management. All roofs are to be kept in good repair, and re-roofing materials must be approved by management.

8. YARD MAINTENANCE
a. Accumulation of any sort of trash, junk or general clutter, will not be allowed. No freezers, refrigerators, or any appliances of any kind are permitted outside. No tires, wheels or any automotive parts are permitted outside. No swimming pools or trampolines of any type are allowed. All toys, bicycles, etc., must be neatly put away when not in use. Outdoor patio furniture made for that purpose is permitted. Barbeques are permitted to be kept on the porch or patio area. Barbeques must have a cover.
b. Each tenant is required to mow, trim, water and maintain their yard. Grass height should not exceed 5". There will be a fee of $50.00 should management have to cut grass, unless other arrangements have been made.
c. At the very minimum, a lawn of carpet grass over the entire uncovered space, must be planted within 90 days in the event of a home being set in a new space. The planting of flowers, trees and shrubs is encouraged, however, type and placement of such requires approval from management and these items become permanent property of the park. Zero scape landscaping is permitted and must be maintained as such (no weeds)

9. CONDUCT
a. Intoxication, or the creation of nuisance, disorderly conduct, threats to management - or anybody else, destruction of property, or theft of any property may be cause for immediate eviction. Please respect your neighbors and their rights. Never trespass onto your neighbor’s property for any reason, unless specific permission has been given to you. Management, or authorized workers, may enter for repairs, cleanup and inspections.
b. Loud music, which would disturb your neighbors, is not permitted.
c. No BB guns, bows and arrows, firearms or any weapon of any type shall be discharged on park property. No fireworks of any kind, or open fires are permitted on park property.
d. If the parks property, or another homeowner’s property is damaged by any resident, residents children or guests, a mover or contractor working for any resident, the resident will be held liable. Management is not responsible for damages or harm, or any loss caused by one resident to another. Children must be supervised at all times.

10. GARBAGE
Dumpster's are available on-sight for park tenants only. Keep area on your lot neat and tidy. All trash bags must be tied. Do not put tires, batteries, mattresses, old appliances, water heaters, oil, hazardous waste or other large objects into or around the Dumpster. BFI will not pick up these items. You must haul them to the dump yourself. Do not put trash in Dumpster's across the street.

11. MOVING OUT
Tenant is responsible during move-in, during tenancy, and during move-out for any damage done to the utility lines servicing his or her home, which includes: Power, phone, TV, water and sewer. All services must be left in safe and operable condition for the next tenant.

12. SALE OF HOMES IN PARK
a. Refer to lease agreement section #14, page 3, for assignments and subleases.
b. It is in the sole discretion of management as to whether or not a home may remain in the park. For Sale signs may be placed in windows of homes for sale. No yard signs are allowed.
 

13. Any breach of this agreement is cause for eviction

14. The rules of the park are subject to change at any time by management.

15. INSURANCE
a. Homeowners insurance is required, including windstorm. Park owners and managers are not liable for any loss.

b. It is strongly recommended that all renters carry renters insurance covering all personal property. Park owners and managers are not liable for any loss.

Applicant/ Resident agrees to save and hold harmless the Park Owner or Manager for any cause. In order to establish and maintain a desirable atmosphere and enjoyable living conditions for all residents, a reasonable standard of conduct and behavior will be required. Please avoid actions that might offend other residents.
